How to permanently eliminate closet mold and prevent its return?« Back to Previous Page

Our villa's master bedroom walk-in closet has a persistent damp, earthy smell that's been getting worse since the humidity started rising a couple of months ago. I finally pulled everything out and found a bunch of black speckles on the back wall where my shoes and bags were stored. We run the AC constantly but it doesn't seem to help this enclosed space. What's the most effective way to not just clean this, but to stop it from coming back every season?

Permanent mold elimination requires addressing the moisture source and correcting the conditions that allow it to thrive. In Dubai's climate, closets are high-risk areas due to low air circulation and condensation from constant AC use creating a temperature differential with the humid outdoor air.

For the black speckles you found, start by cleaning the affected wall with a solution of detergent and water. Avoid bleach, as it only removes the color and does not address the root cause. The most critical step is to identify and stop the moisture. Since this is an interior wall, the source is almost certainly condensation from the room's high relative humidity becoming trapped.

To prevent its return, you must improve air circulation. Leave the closet doors open as often as possible and consider installing louvered doors to facilitate airflow. A small, battery-operated dehumidifier or moisture absorber (like those containing calcium chloride) placed inside the closet can significantly reduce the dampness that mold needs to grow. Ensure stored items, especially leather bags and shoes, are completely dry before putting them away.

For a more robust solution, have an HVAC technician assess whether your AC’s dehumidification cycle is functioning correctly for the room's size. In many villas, AC units are oversized and cool the air too quickly without adequately removing humidity.

If the mold covers an area larger than one square meter, returns after thorough cleaning, or you experience health symptoms, a professional inspection is warranted. A certified mold assessment, which includes moisture mapping and often air or surface sampling sent to a microbiology lab, can pinpoint the exact species and the precise humidity source, ensuring the remediation protocol is scientifically targeted for a permanent result.
