How to permanently remove and prevent mold on exterior walls?« Back to Previous Page

My kids have been coughing and I suspect it might be from black mold. We live in a villa in Springs and I just noticed some dark spots behind the wardrobe in our master bedroom, which is on the outside wall. It’s been incredibly humid this last month and I’m worried it’s spreading. What’s the most effective long-term solution to kill the existing mold and prevent it from coming back on these exterior walls?

The dark spots behind your wardrobe are a common issue in villas here, especially during humid periods. The most effective long-term solution requires addressing both the existing growth and the underlying moisture source, which is often condensation on cooler exterior walls.

First, for the existing mold, a thorough cleaning is needed. For small areas, a solution of white vinegar or a dedicated mold remover can be effective; bleach only removes the colour, not the root structure. However, given the location and your family's symptoms, a professional inspection is strongly advised. They can confirm if it's Stachybotrys (true "black mold") or a less hazardous type through lab analysis, which is critical for determining the right remediation protocol.

The permanent fix, however, is entirely about moisture control. In Dubai's climate, the exterior wall is likely significantly hotter than your air-conditioned room, causing water vapour to condense on the cold surface—a perfect environment for mold behind furniture that restricts airflow. To prevent recurrence:
• Improve air circulation immediately. Move the wardrobe at least two inches away from the wall and ensure your AC vents are not blocked.
• Use a dehumidifier in the room, especially during the more humid winter and summer months, to maintain indoor humidity levels below 60%.
• Consider applying an anti-microbial, vapour-permeable coating to the wall after it is professionally cleaned and fully dried. This creates a long-term barrier that prevents spores from taking hold.
• Verify your AC unit is correctly sized and functioning to adequately remove humidity from your indoor air, as this is your primary defense.

For extensive or recurring growth, a certified remediation company can implement a comprehensive solution, including identifying any potential insulation issues within the wall cavity itself that contribute to the temperature differential.
