Black mold in Dubai villa closet: how to remove and prevent?« Back to Previous Page
|
We’ve lived in our Jumeirah villa for 2 years and just noticed a patch of black mold in the back of the master bedroom closet, on the exterior wall. It seems to have gotten worse since the last bout of heavy humidity. I’m worried it’s a bigger issue than just surface level. What’s the most effective way to remove it and, more importantly, what can I do to stop it from coming back for good?

The black mold on your exterior wall is likely due to condensation from the AC meeting the warm, humid air—a very common issue in Dubai villas, especially in closets with poor airflow. For a small patch (under 1 sq. ft.), you can clean it yourself with a vinegar or diluted bleach solution, wearing an N95 mask and gloves. However, since it's on an exterior wall and has worsened, the moisture source is probably inside the wall cavity, meaning surface cleaning won't be a permanent fix.
The most effective removal starts with a professional inspection to identify the exact moisture source, which could be a small leak or, more commonly, thermal bridging causing persistent condensation. In many cases, the wall needs to be opened to properly dry the cavity and treat the root cause. Remediation should follow IICRC S520 standards, which is the industry benchmark for proper mold removal. To prevent recurrence, focus on climate control. Maintain your AC to reduce humidity levels indoors, ideally between 45-55%. Improve air circulation in the closet by leaving doors ajar or using a small dehumidifier. For a long-term solution, consider adding insulation to that exterior wall to prevent the temperature differential that causes condensation. A company with its own microbiology lab can provide post-remediation verification testing to confirm the space is truly mold-free. |
