Is AC mold dangerous and who cleans it in Dubai?« Back to Previous Page

The AC in our apartment in Jumeirah seems to be blowing out a really damp, earthy smell, especially when it first turns on. My youngest has had a persistent cough and a stuffy nose for the last couple of weeks, and I'm starting to worry it's connected. I wiped around the vent and the cloth was covered in black dust. Is this dangerous black mold, and who in Dubai is actually responsible for getting it cleaned, the building management or my landlord?

The damp, earthy smell from your AC and the black dust are strong indicators of microbial growth, which is a common issue in Dubai due to the high humidity and constant AC use that creates condensation. This environment is ideal for mold. The type of mold dictates the risk; many common types cause irritation like the cough and congestion you've noticed, particularly in children. However, only a lab culture from a professional inspection can confirm the species and potential health hazards.

Regarding responsibility, your tenancy contract is the primary guide. Generally, the landlord is responsible for the maintenance and repair of the AC unit itself, including any internal cleaning or mold remediation. The building management is typically responsible for the central chiller system and the main ductwork running through the building's structure. Your first step is to report the issue in writing to your landlord. If the problem is isolated to your unit's internal components, they should address it. If the smell is pervasive throughout the building or the issue is suspected to be in the main ducts, the building management may be liable.

For a definitive answer, a professional inspection can pinpoint the exact source—whether it's your unit's evaporator coils, the drip pan, or the central ducts. This evidence is crucial for correctly assigning responsibility. Given your child's symptoms, this is a valid health concern to escalate promptly.
