How to permanently stop AC leak anf closet mold?« Back to Previous Page

The AC in our master bedroom closet has been leaking a bit, and now I’ve spotted black speckles on the back wall and some of our shoes. It’s been like this on and off since the humidity really kicked in a couple of months ago. We’ve wiped it down with vinegar, but it just comes back.
What’s the most effective, long-term solution to kill this mold for good and stop the AC leak from causing it again?

The AC leak is the root cause that must be fixed first. In Dubai's climate, a leaking indoor unit typically indicates a clogged condensate drain line, a common issue due to year-round operation and dust. A certified HVAC technician should clear the blockage, ensure the drain pan is sloped correctly, and confirm the pump (if present) is working. Simply wiping the mold is a temporary fix; the moisture will always return.
For the existing mold, vinegar is insufficient for a recurring problem. The black speckles suggest active growth, likely on the drywall, which is porous. Effective remediation involves isolating the area, physically removing the contaminated materials (e.g., affected drywall, irreparably damaged shoes), and using professional-grade biocides to treat the remaining structure. This prevents spores from spreading to other areas of the home. To prevent recurrence after fixing the leak, address the humidity. Ensure the closet door is kept open to improve air circulation from the AC. For closets, using a renewable desiccant like silica gel can help control the micro-climate. The most effective long-term solution is to have the entire AC system, including the ductwork, professionally cleaned and treated with an anti-microbial coating by a company that provides before-and-after lab testing to verify results. This tackles any mold in the system itself that could be seeding the area. |
