How to treat and prevent damp wall mold from AC?« Back to Previous Page

Our villa in Jumeirah has these dark black spots growing along the bottom of the bedroom wall that faces the garden. The AC vent is right above it, and I’m constantly finding the wall feels damp to the touch, especially in the mornings. We had a similar issue last winter after the heavier rains. What’s the best way to treat this and stop the moisture from the AC or outside humidity from causing it again?

The damp wall and black spots are a classic sign of condensation-driven mold growth, very common in Dubai's climate. The AC vent above is likely blowing cold air directly onto the warm wall surface, causing constant condensation that the mold feeds on.
First, address the moisture source. Redirect the AC vent airflow away from the wall surface using deflectors. Ensure the AC's condensate drain line is not clogged and is properly discharging water away from the structure. For a more permanent fix, increasing the wall's insulation or its surface temperature with a thermal barrier paint can prevent condensation from forming. To treat the existing mold, wear a mask and gloves. For small areas, scrub the wall with a mixture of detergent and water, then dry it thoroughly. Avoid using bleach, as it doesn't prevent regrowth and can damage surfaces. For porous materials like drywall, cutting out and replacing the affected section is often necessary if the growth is extensive. However, given the recurring nature and the dampness you describe, the issue might be more systemic. A professional inspection can identify if there's a hidden leak in the wall from the recent rains or if the AC unit itself has an internal leak or insulation issue contributing to the moisture. In many cases, a full assessment by a company with moisture mapping tools and a microbiology lab is needed to identify all contributing factors and ensure the remediation plan is effective for the specific mold type. To prevent recurrence, maintain indoor humidity levels below 60% using a dehumidifier, especially during the more humid winter months. Ensure the room is well-ventilated and that the AC unit is serviced regularly to keep drain lines clear and operation efficient. |
