Need mold inspection for Jumeirah villa's spreading black speckles?« Back to Previous Page

We’ve lived in our villa in Jumeirah for 2 years and just noticed a patch of black speckles in the corner of our master bedroom closet. It’s on the wall that faces the outside, and it’s gotten worse since the heavy dew and humidity last week. I’m really worried about it spreading. Can anyone recommend a reliable and thorough mold inspection company that can also tell us the root cause?

That pattern on your closet wall is a classic sign of condensation-related mold, very common in Jumeirah villas. The wall facing outside is likely a thermal bridge, where warm, humid air from outside meets the cold air-conditioned interior surface, creating the perfect damp environment for mold to grow. The recent humidity has accelerated it.

You absolutely need a professional inspection. A thorough inspector won't just look at the visible spot; they will use a moisture meter to measure the water content inside that wall and a thermal imaging camera to identify the exact temperature differential causing the condensation. This identifies the root cause, which is crucial for a permanent fix. In Dubai's climate, the issue is often insufficient insulation or a breach in the vapor barrier.

For reliability, ensure the company you hire provides a detailed report with their findings, including the species of mold identified (usually via lab analysis of a tape or air sample) and the precise moisture readings. They should explain the science behind the growth, not just offer to clean it. Any reputable inspector in the UAE should be able to articulate how local building standards and year-round AC use contribute to these specific problems. A proper diagnosis from a company with its own microbiology lab will give you the evidence needed to address the cause with your landlord or contractor.
