Fastest way to fix AC leak and black mold myself??« Back to Previous Page

The AC in our Jumeirah Village Triangle villa has been leaking a bit onto the wall in the upstairs hallway, and now I’m seeing these scary-looking black splotches spreading behind the wardrobe. It’s been getting worse since the weather got more humid a couple of weeks ago. What’s the absolute fastest way to deal with this ourselves before we have to call in a professional?

Stop using the AC unit immediately to prevent further water leakage and mold growth. The fastest temporary fix involves drying the area completely and containing the mold to prevent spores from spreading, but this is only a stopgap measure until a professional assessment.

For the leak, check the condensate drain line for a blockage; it's a common issue in Dubai's humidity where algae clogs the pipe. Flushing it with a mixture of warm water and vinegar can sometimes clear it. Thoroughly dry the wet wall and area behind the wardrobe with fans and a dehumidifier—simply wiping it isn't enough. For the visible black splotches, wear an N95 mask and gloves. Carefully mist the mold with water to suppress spores, then wipe the area with a detergent solution. Do not attempt to sand or scrape it, as this will aerosolize harmful spores.

Given the location behind a wardrobe and the ongoing leak, this is likely a serious moisture issue. The wall cavity itself is probably affected, which you cannot properly dry or treat yourself. DIY methods often spread the problem and only address surface-level mold. Persistent leaks and interior wall mold in a humid climate require professional remediation to locate the moisture source, properly dry the structure, and safely remove all contamination. For a permanent fix, you will need a technician to repair the AC leak and a certified mold inspector to assess the full extent.
