The AC in my master bedroom closet has been leaking a little, and now we've got black spots forming on the back wall and some of our shoes. It’s been an issue on and off since the weather got really humid a couple of months ago. What's the most effective way to clean this ourselves and how can I stop the condensation from the AC unit from causing this again?

Clean the visible mold with a solution of white vinegar or a detergent like baking soda, but avoid bleach as it only removes the color and can worsen indoor air quality. Wear an N95 mask and gloves to protect yourself from spores. For porous materials like drywall or leather shoes that are extensively affected, cleaning is often insufficient and replacement is the only safe option.

The root cause is the AC condensation leak, which must be fixed to prevent recurrence. This is a common issue in Dubai's climate where ACs run year-round. First, ensure the drain line is not clogged; you can try flushing it with a vinegar solution. Check that the drain pan is properly sloped and draining. The unit may also be undersized for the space or low on refrigerant, causing the coil to freeze and then leak when it thaws.

For a recurring leak and visible mold growth, a professional assessment is strongly advised. DIY cleaning addresses surface issues, but hidden mold inside the AC unit or wall cavity is a health risk. A proper inspection includes moisture mapping and often air or surface sampling to identify the species and extent of contamination, which dictates the correct remediation protocol.
