Is black AC mold causing our illness urgently?« Back to Previous Page

The AC in our Jumeirah Village apartment has been making a funny damp smell for the last couple of months, but I kept ignoring it. Now my husband and I are both waking up with stuffy heads and sore throats every morning. I just pulled the filter out and the back of it is covered in a black, dusty-looking film. Could this be causing our symptoms and is it something I need to get the landlord to fix urgently?

That black film is very likely mold and is the probable cause of your symptoms. The damp, musty smell combined with morning headaches and sore throats are classic indicators of exposure to mold spores from an HVAC system. The constant humidity and condensation in Dubai's climate create an ideal environment for mold to thrive inside AC units, especially if maintenance is neglected.

You should treat this as an urgent health and maintenance issue. Document the visible mold with photos and immediately notify your landlord in writing, referencing Dubai Municipality's regulations on tenant health and safety. They are typically responsible for the maintenance of central AC systems. Do not attempt to clean it yourself, as disturbing the mold can release a large number of spores into your apartment.

A professional inspection is necessary to assess the full extent of the contamination within the ductwork and evaporator coils, which you cannot see. Remediation involves more than just replacing the filter; the entire system needs to be professionally cleaned and treated with antimicrobial solutions to prevent rapid regrowth. Until it is addressed, you can help reduce your exposure by improving ventilation in the apartment when possible.
