how to permanently fix ac black specks and dampness?« Back to Previous Page

The AC in our apartment in Jumeirah Village Circle has been leaking a bit, and now I’ve started seeing these small black specks around the vent in the master bedroom. I wiped them away last week, but they’ve already come back and the room still feels damp. What's the most effective way to clean this and stop it from coming back for good?

The black specks are almost certainly mold growth caused by the AC condensation leak. In Dubai's high humidity, a damp AC unit becomes an incubator. Wiping visible growth is a temporary fix; the colony is still thriving inside the ductwork and on the cooling coil.

A permanent fix requires addressing the moisture source first. You must repair the leak to stop the water feeding the mold. For a standard split unit, this often means clearing a clogged condensate drain line or resealing a connection. Once the leak is fixed, the entire system needs a professional deep clean. This involves accessing and scrubbing the evaporator coil, cleaning the drain pan with an antimicrobial agent, and vacuuming the internal ducts to remove spores.

Simply spraying the vent will not solve it. The damp feeling indicates high humidity, so after remediation, use a dehumidifier in the room or ensure your AC is running long enough cycles to properly remove moisture from the air. For documented results, a company with microbiology credentials can test the air to confirm spore counts have returned to safe levels after cleaning. In apartments, persistent issues might stem from central system problems, so notifying building management is also advisable.
