How to treat AC leak mold and prevent recurrence?« Back to Previous Page

The AC in our master bedroom has been leaking a bit onto the carpet for a while, and now I’m seeing small black spots in the corner behind the wardrobe. With the humidity lately, I’m worried it’s going to get worse. What’s the most effective way to treat this small patch of mold ourselves and stop the AC leak from causing it again?

The black spots are likely Stachybotrys or Cladosporium, common in Dubai due to high humidity and AC condensation. First, fix the AC leak—this is the critical step. Contact a licensed HVAC technician to diagnose and repair the condensate drain line or coil issue causing the drip. Without fixing the source, mold will return.

For the small patch, wear an N95 mask and gloves. Isolate the area and mist the mold with water to prevent spores from aerosolizing. Scrub with a detergent solution, not bleach, as bleach doesn't kill the roots and can damage materials. Dry the carpet and underlying padding completely with fans; a moisture meter can verify it's below 15% moisture content.

However, if the leak has been ongoing, moisture may have wicked into the wall behind the wardrobe. Mold growth inside wall cavities is a serious concern that requires professional assessment. In the UAE's climate, hidden mold can proliferate rapidly. If the area is larger than one square meter, or if occupants experience persistent allergies or respiratory issues, a professional inspection with moisture mapping and lab identification is recommended to ensure the problem is fully resolved.
