Is landlord responsible for shower mold under sealant?« Back to Previous Page

We've lived in our Jumeirah Village apartment for about a year, and I just pulled back the silicone sealant around our shower and found a ton of black mold growing underneath it. The musty smell has been there for ages but we couldn't figure out where it was coming from. Is this something I need to fix myself, or is my landlord responsible for getting a professional to handle it properly?

Your landlord is typically responsible for addressing this issue under Dubai rental law, as it stems from a building integrity and maintenance problem. The black mold growth under the silicone sealant is a direct result of a failed waterproofing barrier, which is a structural component of the bathroom, not due to your cleaning habits.

In Dubai's humid climate, where AC systems run year-round, condensation constantly forms on cold surfaces like bathroom walls and windows. If the silicone sealant has degraded or was improperly applied, it allows this moisture to seep in and become trapped, creating the perfect environment for mold to thrive out of sight.

You should formally notify your landlord or property management company in writing, including clear photos of the mold under the sealant. Request that they not only replace the silicone but also properly investigate and remediate any hidden moisture damage behind the tiles. A professional inspection is recommended for cases of this severity to assess the full extent, as the mold you see is often just the tip of the iceberg.

While you wait for a response, keep the bathroom well-ventilated by running the exhaust fan during and for 30 minutes after showers to help manage humidity levels. Do not attempt to remove the mold yourself, as disturbing it can release a large number of spores and potentially make the problem worse. The remediation process requires specialized techniques to contain the area and prevent cross-contamination.
