Is AC leak causing dangerous black mold in closet?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water into the closet where the unit is, and now I’m seeing small black spots on the wall behind our winter clothes. We just had that humid spell a couple of weeks ago and it’s gotten worse since. How urgent is it to get this professionally cleaned, or can I handle it myself with bleach?

AC water leaks are a primary cause of indoor mold growth in Dubai, and the black spots you're seeing are very likely mold. The recent humid spell created ideal conditions for it, as high ambient humidity combined with the cool, damp environment from the AC leak accelerates mold proliferation.

This situation warrants professional attention, not a DIY bleach solution. Bleach only removes surface discoloration on non-porous materials and does not address the root cause—the moisture. On porous surfaces like drywall and wood, which your wall is likely made of, bleach cannot kill the mold roots (hyphae) penetrating the material. It can also aggravate the problem by adding more moisture. More critically, improper cleaning can aerosolize spores, spreading the contamination to other areas, including your stored clothes.

For a confirmed leak and visible growth, the protocol is to first stop the water source by having an AC technician repair the leak. Then, the affected wall area must be inspected. Mold behind walls often spreads further than what is visible on the surface. A professional assessment with moisture meters is needed to determine the full extent. The remediation process involves containment to prevent cross-contamination, safe removal of affected porous materials (like the damaged section of drywall), and HEPA vacuuming and cleaning of the area.

Given the UAE's climate, this is a common issue. While not all black mold is the notorious Stachybotrys, any mold can cause health effects like sinus congestion, coughing, and worsened allergies, especially for sensitive individuals. Since the growth is inside your living space and on a wall, a professional inspection is strongly recommended to assess the severity and create a proper remediation plan. They can also advise on whether your stored items need specialized cleaning.
