Who is responsible for cleaning mold in my apartment?« Back to Previous Page

My kids have been coughing more than usual, and I just found a bunch of black mold spots behind the wardrobe in our master bedroom in Jumeirah Lakes Towers. It’s been incredibly humid the last few weeks and the room doesn’t get much sunlight. Who is responsible for getting this cleaned and paying for it, me or the landlord?

Responsibility for mold remediation in a Dubai apartment is typically determined by the cause, as outlined in Dubai Law No. 26 of 2007, which regulates the relationship between landlords and tenants.

If the mold is a result of the building's structure—such as a leaking pipe in the wall, faulty external waterproofing, or a defective AC unit that is part of the property—then the landlord is financially responsible for the repairs and subsequent mold cleanup. You must notify them in writing to address the root cause.

However, if the mold is due to tenant-related lifestyle factors, such as insufficient use of air conditioning leading to condensation, drying clothes indoors, or blocking ventilation ducts, the cost of remediation falls to you. The persistent high humidity in JLT, especially in low-sunlight rooms, accelerates mold growth if moisture isn't controlled.

Given your description of visible black spots and health symptoms, this is a serious case requiring professional assessment. The underlying moisture source must be identified. Document the issue with photos and formally notify your landlord or property management company to request an inspection. A professional inspection can determine the cause and necessary scope of work, which is crucial for resolving the health concern and clarifying financial responsibility.
