The AC in my apartment seems to be leaking a little water onto the carpet in the bedroom, and now I’m seeing some black spots spreading from the corner of the wall. This only started a couple of weeks ago when the humidity really kicked in. What’s the best way to treat this myself to stop it from getting worse before I can get maintenance to fix the AC unit?

The black spots are likely Cladosporium or Stachybotrys mould, common here due to our high humidity and AC condensation. The priority is stopping the moisture source first.

Immediately place a towel to soak up the standing water and direct further dripping into a bucket. For a small area under 1 square meter, you can clean it yourself. Wear an N95 mask and gloves. Scrub the affected wall and carpet area with a mixture of white vinegar and water or a detergent solution. Dry the area completely within 24-48 hours using fans and a dehumidifier to prevent immediate regrowth.

However, mould from an AC leak often grows inside the wall cavity or under the carpet padding, which you cannot see or effectively treat yourself. The visible spots are frequently just the tip of the iceberg. In Dubai's climate, hidden mould can spread rapidly.

Self-treatment is a temporary containment measure. You must get the AC unit repaired by maintenance to stop the leak permanently. For a proper assessment of the hidden damage and safe, complete removal, a professional inspection is strongly advised. They use moisture meters and thermal cameras to find the full extent of the problem, which is critical for your indoor air quality.
