AC leak causing mold in Dubai villa: DIY or professional?« Back to Previous Page

The AC in our Jumeirah Park villa has been leaking a bit onto the carpet in the master bedroom, and now I’m seeing a few black speckled patches spreading from the wall. It’s been getting worse since the humidity spiked a couple of weeks ago. I’m worried it’s a bigger problem inside the wall and I have no idea what dealing with this actually costs here. For a patch about the size of a dinner plate, should I just try to handle it myself or is it worth calling a professional company for an inspection?

A professional inspection is strongly recommended for mold from an AC leak in a Dubai villa. The visible patch on the wall is often just a small indicator; the main colony is likely growing inside the wall cavity where the leak originated, fed by the constant high humidity and condensation from our climate. DIY cleaning on the surface will not address this hidden moisture source, and the problem will return quickly.

The cost to remediate is driven by the extent of the hidden damage, which requires thermal imaging and moisture meters to assess properly. For a dinner-plate-sized stain, the repair could range from a localized section of drywall to a more involved fix if the leak has been persistent. Professional remediation follows a strict protocol of containment, removal of contaminated materials, HEPA vacuuming, and antimicrobial application to prevent regrowth, which is nearly impossible to replicate safely as a DIY project.

Given the specific conditions in Jumeirah Park villas, where AC systems run year-round, this is a common issue. A reputable company with their own microbiology lab can also provide a post-remediation verification test to confirm the space has been returned to a normal fungal ecology, which is the only way to be certain the problem is resolved. Request an onsite assessment to understand the full scope before making a decision.
