Should I clean black mold myself or report to Dubai building?« Back to Previous Page

My kids have been coughing and I suspect it's from the black mold I just found growing on the ceiling behind the toilet in our master bathroom. We've lived here for 2 years and just noticed it, but it looks like it's been spreading for a while in the humidity. With all the recent humidity in Dubai, I'm not surprised, but I'm worried about their health. What's the most effective way to clean this safely myself, and is this something I should immediately report to my building management in Dubai Marina, or handle on my own?

Black mold in bathrooms is common here due to Dubai's high humidity and condensation from year-round AC use. The first step is to assess the size and source. If the affected area is smaller than a square meter and confined to the surface (like on paint or grout), you can attempt to clean it yourself safely.

For DIY cleaning, wear an N95 mask, gloves, and eye protection. Scrub the area with a dedicated mold remover or a solution of white vinegar or diluted bleach. Never mix cleaning products. Fix the moisture source immediately; this is often poor ventilation. Run the bathroom exhaust fan for at least 30 minutes after every shower.

Given your children are coughing, professional assessment is strongly advised. Surface cleaning removes visible growth but not always the hidden spores or the root cause within building materials. An inspection, often involving moisture meters and sometimes lab analysis, can identify if there's a leak from a pipe above or within the wall that you cannot see. This is a health risk you should not guess about.

In Dubai Marina, building management is typically responsible for the structural integrity of the building, including leaks from common pipes or faulty waterproofing that originate from outside your unit. If the moisture source is a leak from an adjacent apartment or the building structure, you must report it to them in writing immediately. For issues contained within your own plumbing or ventilation, it is usually the tenant's responsibility. A professional inspection report will provide the evidence needed to formally escalate to management if the problem is their responsibility.
