Black spots near shower: professional needed or clean myself?« Back to Previous Page

Our guest bathroom in our villa in Jumeirah 3 doesn't get used much, but I went in there today and found a bunch of black spots spreading along the base of the wall near the shower. We had that really heavy dew a couple of weeks ago and the room has felt damp ever since, but I didn't think much of it until now. Is this something I need to get a professional to handle immediately, or can I try to clean it myself this weekend?

Black mold growth in a rarely used bathroom is a common issue in Dubai's climate, especially after periods of high humidity or condensation from temperature shifts between the hot outdoors and cold AC. The damp feeling you noticed is the key indicator; the spots are the visible result.
For a small, contained area (under one square meter), you can attempt to clean it yourself. Wear an N95 mask, gloves, and eye protection. Scrub the area with a solution of detergent and water, then disinfect with a diluted bleach solution (1 part bleach to 10 parts water). Thoroughly dry the area with a fan afterward. However, this only addresses the surface growth you can see. The critical question is what's happening inside the wall. The persistent dampness suggests a potential leak from the shower plumbing or, more likely, moisture wicking up from the floor slab due to the high water table in many Dubai villa communities like Jumeirah. If the moisture source isn't identified and corrected, the mold will return quickly. A professional inspection is strongly recommended. They use moisture meters and thermal imaging cameras to locate the hidden source of water intrusion, which is the only way to achieve a permanent solution. They can also determine if the growth has penetrated porous materials like drywall or insulation, which often require removal and replacement. For verifiable results, ensure the inspection includes a written report with moisture readings and a clear remediation protocol. |
