The AC in my bedroom has been leaking a bit for a couple of months, but now I’m seeing black spots spreading on the wall behind the headboard. My landlord says it’s because I don’t run the AC enough, but I keep it on almost 24/7. Who is actually responsible for getting this tested and cleaned, me or the building management?

In serious cases, a lab test provides an objective report on the type and concentration of mold, which strengthens your case for necessary cleanup.

The cleanup responsibility depends on the cause. The landlord must fix the AC leak and address any structural damage. The resulting mold cleanup is also their responsibility, as it was caused by their failure to maintain the property.
