AC mold causing cough: handle myself or call management?« Back to Previous Page

The AC in my apartment seems to be making us cough, and I just found patches of black mold hidden behind the wardrobe in my master bedroom. It’s on the wall facing the outside, and I think the humidity is getting trapped there. We’ve lived here for 2 years and just noticed this, probably made worse by the recent weather. What’s the best way to handle this myself, or should I call my building management first?

The cough is likely from mold spores circulated by the AC, and the hidden patch confirms an active source. This is a common issue in Dubai due to high humidity and condensation from AC units cooling moisture-laden air.

For the wall mold, do not attempt removal yourself. Disturbing it without proper containment will aerosolize a high concentration of spores, significantly worsening your indoor air quality and potentially spreading the problem. Your priority is to identify the moisture source. The wall facing outside suggests a possible insulation or sealing failure, allowing humid air to condense on the cooler interior wall surface.

You should formally notify your building management or landlord in writing immediately. Under Dubai rental regulations (RERA), the property owner is typically responsible for resolving structural issues leading to dampness and mold, such as faulty external waterproofing or insulation. Request a professional inspection to diagnose the leak or condensation source.

Simultaneously, have your AC unit inspected and cleaned by a certified technician. Internal mold growth is a frequent contributor to respiratory irritation. A company with its own microbiology lab can test to identify the mold species, which determines the appropriate remediation protocol.

Until help arrives, run a dehumidifier in the bedroom if possible, keep the AC on to maintain a consistent temperature (which reduces condensation), and ensure the room is well-ventilated when weather permits.
