AC leak caused damp carpet smell, DIY or professional needed?« Back to Previous Page

The AC in my bedroom has been leaking a little bit onto the carpet for a few days, and now there's a small dark patch that smells really damp. I wiped it with bleach, but the smell came right back. I'm renting in Jumeirah Village Circle and worried about the landlord making a big deal out of it. Is this something I can fix myself with a proper cleaner, or do I need to call a professional mold inspection company to document it properly?

That damp smell returning after a bleach wipe is a clear sign of active microbial growth. Bleach only treats surface discoloration on porous materials like carpet and padding, not the root cause.
In Dubai's climate, the combination of AC condensation leaks and high humidity allows mold to penetrate deep into the carpet fibers and subfloor. The leak must be fixed first by an AC technician to stop the moisture source. For the carpet, a professional assessment is strongly advised. The visible patch is likely just the surface manifestation; the underlying padding is probably saturated and acting as a reservoir for growth. Proper remediation involves extracting water, removing and disposing of contaminated padding, and deep cleaning or replacing the carpet. As a tenant in JVC, it is in your interest to have the issue professionally documented. A certified mold inspection, including moisture mapping and possibly air/surface sampling, provides an objective report. This evidence clearly separates pre-existing issues, landlord maintenance responsibilities (like the AC leak), and any tenant-caused damage, which is crucial for your security deposit. DIY attempts with store-bought chemicals often worsen the problem by pushing contamination deeper without addressing the moisture, and they provide no defensible documentation for your landlord. Request an inspection to get a verified report on the extent of the damage. This protects you and ensures the health of your indoor environment is properly restored. |
