How to stop AC leak mold from returning permanently?« Back to Previous Page

Our AC unit in the bedroom closet started leaking a bit during the last big humidity spike and now I’m seeing these small black speckles around the base of the wall. I’ve wiped them with bleach, but I’m worried it’s just going to come back because the wall still feels a bit damp. What’s the most effective long-term solution to kill the mold and stop the moisture from the AC unit from causing this again?

The black speckles are likely mold, and wiping with bleach only removes surface discoloration without addressing the root cause. The recurring dampness from the AC leak provides the moisture mold needs to regrow.

Start by fixing the source of the moisture. For a leak, the AC drain line is the most common culprit, often clogged with algae or dust. A technician should clear the line and ensure the condensate pan is draining properly. In Dubai's high humidity, units must work harder, leading to more condensation, so this maintenance is critical.

Once the leak is fixed, the affected wall area must be properly remediated. If the drywall or insulation behind it is damp, it will need to be opened, dried, and treated. Simply painting over it or surface cleaning will not work. The mold-infested material may need to be removed and replaced if the damage is extensive.

To prevent recurrence, ensure the closet has adequate air circulation; a louvered door can help. Consider having a professional apply a antimicrobial coating to the area after remediation to inhibit future growth. For a persistent or large problem (over a few square feet), a professional inspection is recommended to assess the wall cavity and confirm the mold type, as some species require specific treatment protocols.
