AC leak caused black mold and sickness. Safe removal?« Back to Previous Page

The AC in our Jumeirah villa has been leaking a bit for a couple of months, but last week I found black, fuzzy patches in the closet on the wall behind the unit. Ever since, my husband and I have been waking up with stuffy heads and sore throats. Is this definitely mold and how do we get rid of it safely without it just spreading everywhere?

Black, fuzzy patches from a persistent AC leak are almost certainly mold, and your symptoms of morning congestion and sore throats are a common reaction to its spores. The constant humidity and condensation from a leaking unit in Dubai's climate creates an ideal breeding ground for it.
Do not attempt to clean this yourself. Disturbing the mold without proper containment will aerosolize the spores, spreading them throughout your home and likely worsening your symptoms. The wall cavity behind the unit is a particular concern, as the growth is likely more extensive inside. Safe, effective removal requires a professional remediation process. In the UAE, look for a provider that follows IICRC S520 standards. They will first isolate the area with physical barriers and negative air pressure to prevent cross-contamination. The contaminated materials (like sections of drywall or insulation) must be removed and disposed of properly. All remaining surfaces are then HEPA vacuumed and professionally cleaned with antimicrobial agents. Before any remediation, a professional inspection with moisture mapping is critical to determine the full extent of the water damage and mold growth. After removal, a post-remediation verification test from an independent lab is the only way to confirm the air quality has been restored to a safe, acceptable level. The AC unit itself must also be inspected, repaired, and cleaned by a certified HVAC technician to stop the source of the moisture. |
