Black mold in bathroom: landlord fix or clean myself?« Back to Previous Page

My bathroom in our Jumeirah apartment has had this musty smell for weeks, and now I'm seeing black spots growing in the grout between the tiles near the shower. It's been so humid lately that the walls never seem to fully dry out. Is this something I need to get my landlord to fix immediately, or is it something I can handle myself with a cleaning product?

It's likely black mold (Stachybotrys chartarum or another common species), which thrives in the constant high humidity typical of Dubai bathrooms. The condensation from your AC fighting the outdoor moisture creates a perfect damp environment for it.

For a small, surface-level area (less than one square meter), you can attempt to clean it yourself. Wear a mask and gloves. Use a dedicated fungicidal cleaner, not just bleach, as bleach only removes the surface color and does not kill the root structure within the porous grout. Scrub thoroughly and increase ventilation by running the bathroom exhaust fan for at least an hour after every shower and leaving the door open.

However, if the mold has penetrated deeply into the grout, is recurring despite your cleaning efforts, or if the musty smell persists, the underlying issue is excess moisture that you cannot control. This is a building integrity and tenant health issue. Under Dubai rental law (RERA), landlords are typically responsible for rectifying issues related to dampness, water leakage, and ventilation that affect the property's habitability. The persistent musty odor strongly suggests a hidden moisture problem, possibly within the wall cavity.

In this case, you should formally notify your landlord in writing, requesting a professional inspection and remediation. A proper fix involves identifying and eliminating the moisture source—be it inadequate sealing, a hidden leak, or insufficient ventilation—before the mold is remediated to prevent its return. For verification, a lab test can confirm the mold type, which is useful documentation for your landlord.
