We've lived here for 2 years and just noticed a bunch of black speckles growing along the edges of the ceiling in our master bedroom. It’s right above the spot where our wardrobe is, and the wall sometimes feels a bit damp, especially after running the AC all day. What’s the best way to handle this myself, or should I just call the building management immediately to get it sorted?

That dampness and black speckling are classic signs of condensation-related mould, very common in Dubai due to the high humidity and constant AC use. The AC cools the room's air, but if the ceiling or walls are not properly insulated, the surface temperature can drop below the dew point, causing moisture to condense and mould to grow.

For a small, surface-level area, a DIY approach can be effective. Wear an N95 mask and gloves. Wipe the area with a diluted white vinegar solution (1 part vinegar to 1 part water) or a specialist mould cleaner, then dry it thoroughly. However, this only treats the symptom. The real cause is the condensation, so improving ventilation is key. Ensure your AC vents aren't blowing directly onto the ceiling and that the room is well-aired occasionally. A dehumidifier can also help measurably reduce ambient moisture.

Since the wall feels damp and the growth is recurring, there is a possibility of a hidden leak from a pipe or a crack in the building envelope, which DIY cannot address. In such cases, calling building management is the correct first step. Dubai Law No. 11 of 2013 places the responsibility for structural maintenance on the property owner or management. They should send a technician to investigate for a potential leak from an upstairs unit, a cracked pipe in the wall, or inadequate external sealing.

If the building management's inspection is inconclusive or the problem persists after they fix a leak, a professional indoor health inspection is advised. They use moisture meters and thermal imaging cameras to find hidden dampness and can take samples for lab analysis to confirm the mould type, which is crucial for determining the correct remediation protocol, especially if the area is larger than one square meter.
