Black spots in closet: treat myself or call management?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of small black spots appearing in the corner of our master bedroom closet, behind all the clothes. It's an interior wall and there's no leak we can find, but with the humidity lately I'm worried it's spreading. What's the most effective way to treat this ourselves, or should I call the building management immediately?

This is likely surface mold from high humidity, not necessarily a structural leak. In Dubai's climate, interior closets on outside walls are common hotspots for condensation, especially with AC creating temperature differentials. The first step is to move everything out to fully assess the extent.

For a small area (under one square meter), you can clean it yourself. Wear an N95 mask and gloves. Use a mild detergent solution or a mix of one part white vinegar to four parts water. Scrub gently with a soft brush, then dry the area completely with a fan. Do not use bleach, as it only removes the colour and can push the mold deeper into porous surfaces.

However, since it's behind clothes and you're concerned about spreading, the cause needs identification. The wall could be cold from an AC duct running inside it, causing constant condensation you can't see. Wiping the surface may not solve the recurring problem.

You should inform building management. Dubai Law No. 11 of 2013 and the Strata Law place responsibility on the Owners' Association for common property and building envelope integrity. They need to send a technician to inspect for a potential leak from adjacent plumbing or a condensation issue within the wall cavity. A professional inspection can determine if the mold is superficial or indicative of a hidden moisture problem that requires their remediation. For health safety and to prevent property damage, getting it properly diagnosed is the most effective course of action.
