Best way to treat black mold under AC leak?« Back to Previous Page

The AC in our villa in Jumeirah has been leaking a bit, and I just pulled back the corner of the bedroom carpet and found a patch of black mold underneath. It's been so humid lately that I'm terrified it's going to spread everywhere. What's the absolute best way to treat this myself to stop it from coming back?

Stop the leak first. That's the non-negotiable step. Until the AC unit's condensation drain line or drip pan is fixed, any cleaning is temporary. For a villa in Jumeirah, this humidity and constant AC operation mean moisture is a relentless issue.
For a small patch (under 1 square meter), you can handle it cautiously. Wear an N95 mask, gloves, and eye protection. Isolate the area by closing the door and covering air vents to prevent spore dispersal. Scrub the affected carpet backing and subfloor with a mixture of detergent and water. Avoid bleach; it bleaches the colour but doesn't kill the root structure. Dry everything completely and immediately. This is critical in Dubai's climate. Use a wet-dry vacuum, dehumidifiers, and fans for at least 24-48 hours. Moisture meters can verify the wood or concrete subfloor is below 15-16% moisture content. However, mold under carpet often signifies a larger problem in the underlay and subfloor that DIY cleaning cannot address. The "black" colour is not a specific identifier; some species are more problematic than others. Given the AC leak source and high humidity, professional assessment is strongly advised to determine penetration depth and species. Remediation companies with micro labs can take tape or swab samples to identify the mold type, which dictates the correct remediation protocol and confirms it is safely resolved. |
