How to find the source of AC moisture and mold?« Back to Previous Page

The AC in our master bedroom in our Jumeirah villa seems to be constantly leaking a little bit of water, and now I’m finding small black spots in the corner of the wardrobe on the wall it shares with the AC unit. We’ve had the AC guys out twice to fix the condensation drain, but the dampness keeps coming back. What’s the best way to get a proper mold inspection to not just clean this up but find the actual source of the moisture so it stops happening?

The recurring leak and black spots indicate a persistent moisture issue that's likely creating a hidden mold reservoir. The priority is finding the root cause, not just cleaning the visible spots.

In Dubai's climate, AC units constantly battle high humidity, and a faulty condensation drain is a common culprit. However, if the drain has been "fixed" multiple times, the issue may be a misaligned drain pan, a blocked primary drain line, or insufficient insulation on the chilled water pipes causing excessive sweating inside the unit. This constant dampness inside the AC cassette provides the perfect environment for mold to grow, and spores are then blown into your room, settling on cool, damp surfaces like your wardrobe wall.

A proper inspection for this scenario involves two parts. First, a certified HVAC technician should conduct a thorough investigation of the unit itself, including a camera inspection of the drain line to check for deep blockages or cracks. Second, a separate mold assessment is needed to identify the type and extent of the microbial growth. Look for a provider that uses a borescope to inspect inside the wall cavity and the AC unit for hidden growth and takes air and surface samples for lab analysis. This combination of HVAC diagnostics and microbiological testing is the only way to pinpoint the exact moisture source and map the full extent of the contamination. The lab report will specify the mold species, which informs the correct remediation protocol to ensure it's addressed safely and effectively.
