How to clean and prevent AC mold in Dubai's humidity?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the carpet below it, and now I’m seeing a small black speckled patch of mold starting to form on the baseboard. I had the AC unit serviced last week to stop the leak, but I’m worried the mold will just come back if I don’t handle it properly in our humid climate. What's the best way to clean this and prevent it from happening again, especially with the condensation from the AC?

For that small baseboard patch, start by mixing a solution of one part white vinegar to four parts water. Wipe the area thoroughly, as vinegar is effective against many common household molds. Avoid bleach—it only removes surface discoloration and can worsen indoor air quality without addressing the root problem. After cleaning, ensure the area is completely dried with a fan to prevent immediate regrowth.

The core issue is managing moisture from your AC's condensation, which is a constant challenge in Dubai's climate. Since the leak was just repaired, the immediate water source is gone, but residual humidity in the carpet pad and wall cavity is likely. Use a moisture meter to check the wall and carpet; readings above 16% indicate a lingering damp problem that needs addressed with dedicated dehumidification.

Long-term prevention requires controlling the indoor environment. Keep your AC running consistently, even when out, to maintain a stable temperature and reduce humidity spikes that encourage mold. Ensure the unit's condensate drain line is clear—this is a common failure point that leads to leaks. Consider placing a moisture absorber near the unit for added protection.

If the patch returns after cleaning or the affected area is larger than one square foot, the mold may have penetrated porous materials like drywall or carpet backing, which cannot be properly cleaned. In such cases, a professional inspection with moisture mapping and possibly air testing is needed to assess the full extent. Dubai Municipality guidelines often require professional remediation for significant growth to ensure it is contained and removed safely, preventing spores from spreading to other parts of the AC system and your apartment.
