AC Leak Caused Wall Mold: DIY or Pro in Dubai?« Back to Previous Page

The AC in our villa in Jumeirah 3 seems to be leaking into the wall behind it, and we’ve just discovered a large patch of black mold there. It’s been getting worse since the humidity spiked a couple of months ago, and I’m worried about my family’s health. Is this a job I can handle myself with products from ACE, or should I definitely call a professional mold removal company? For a problem this size, what’s a realistic cost range to get it properly fixed in Dubai?

A professional inspection is strongly recommended for this scenario. The visible mold is likely just the surface manifestation; the leak from the AC drain line has almost certainly saturated the wall interior, where mold can proliferate unseen within the insulation and structure.

In Dubai's climate, with high ambient humidity and constant AC operation, this creates a persistent damp environment mold thrives in. DIY surface cleaning with bleach or ACE products will not address the root moisture problem or the hidden contamination, leading to rapid regrowth. More importantly, aggressive DIY scrubbing can aerosolize spores, potentially spreading them and increasing inhalation risk.

For a leak-causing structural wall mold, a proper remediation involves identifying and fixing the AC drain fault, then containing the area to prevent cross-contamination, removing affected drywall and insulation, HEPA vacuuming, and antimicrobial treatment. This requires professional equipment and methods aligned with IICRC standards.

Costs are entirely dependent on the extent of the damage, which requires diagnostic tools like moisture meters to assess. For a contained wall patch, you might expect a straightforward project. If the leak has been chronic and affected a larger area behind the wall, the scope and cost will increase accordingly. The only way to get an accurate expectation is to have a certified inspector assess the full moisture damage. They can provide a scope of work and a corresponding quote for the remediation.
