How to treat and prevent black mold in AC-cooled room?« Back to Previous Page
|
We've lived in our villa in Jumeirah for two years and just noticed a patch of black mold in the corner of our master bedroom closet. It's on the wall that faces the outside, and we keep the room pretty cool with the AC running constantly. I'm worried it's from condensation or a leak. What's the best way to treat this and stop it from coming back for good?

That black patch is a classic sign of condensation forming on a cold surface, a very common issue in Dubai villas. The wall is likely a thermal bridge, where the outside heat meets your intensely cooled interior air, causing moisture to condense inside the wall and feed mould growth. The constant AC use, while cooling the air, also removes humidity, which then condenses on the coldest available surface.
For treatment, first identify if there's an active leak from plumbing or the roof. If it's dry, the mould is almost certainly condensation-related. For a small patch (under one square meter), you can clean it yourself wearing an N95 mask and gloves. Scrub the area with a mixture of detergent and water, then thoroughly dry it. Avoid bleach, as it doesn't prevent regrowth and can damage porous surfaces. Stopping it permanently requires addressing the condensation. The most effective solution is to eliminate the cold surface. Insulating that specific interior wall from inside the closet can solve the problem by preventing the warm, moist air from contacting the cold wall. Alternatively, a dehumidifier in the bedroom can help reduce the overall moisture load that the AC has to manage. For a recurring or large-scale issue, a professional inspection is wise to rule out hidden leaks within the wall cavity and assess the insulation. They can use moisture meters and thermal imaging cameras to pinpoint the exact cause. In many cases, the long-term fix involves corrective insulation work, which is a standard part of villa maintenance in the UAE's climate. |
