The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below it, and now I'm starting to see a few small black spots spreading out from the damp area. I'm worried this is the beginning of a serious mold problem, especially with the humidity rising again. What's the best way to completely dry this out and treat it myself to stop it from getting worse?

First, stop the leak. This is critical. Turn off the AC unit at the circuit breaker to prevent further water damage and electrical risk. The leak is likely a clogged condensate drain line, common in Dubai's continuous AC usage. You'll need to clear the line or have an HVAC technician do it.

For the existing dampness, dry the carpet and underlying padding aggressively. Use wet/dry vacuums to extract as much water as possible, then place high-power fans and a dehumidifier directly on the spot. In JVC's humidity, this drying process must be continuous for at least 24-48 hours to be effective; surface drying is insufficient as moisture wicks deep into the carpet pad.

The small black spots indicate early mold growth. Once the area is completely dry, you can treat it. Wear an N95 mask and gloves. For a small area, scrubbing with a mixture of detergent and water can remove the surface growth. Avoid bleach, as it doesn't kill mold at the root and can worsen indoor air quality.

However, self-treatment has limits. If the staining covers more than a square meter, if the carpet padding is wet, or if a musty odor persists after drying, the problem is beyond a surface fix. Mold roots penetrate porous materials like carpet and padding, which often must be cut out and replaced to fully resolve the issue.

Given the rapid spread in our climate, a professional inspection is wise to assess hidden damage in walls or subflooring and to conduct air testing. This verifies the spore count has returned to a safe level after remediation, which is a Dubai Municipality health standard for occupied spaces.
