Is black mold from AC leak safe to sleep near?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black, fuzzy spots spreading on the wall behind our bedroom wardrobe in Jumeirah Village Circle. It’s been extra humid lately and I’m worried it’s from a hidden leak in the AC pipe. What's the most effective way to treat this ourselves before we call a professional, and is it safe to sleep in that room?

Sleeping in a room with visible black mold growth, especially near an AC unit, is not advisable. While not all black-colored mold is the infamous Stachybotrys, its presence indicates a significant moisture issue that is actively supporting fungal growth. The primary health risks are respiratory irritation, worsened allergies, coughing, and congestion, which can be particularly disruptive at night. For individuals with asthma or compromised immune systems, the risks are higher.

The climate in JVC, with its high humidity and constant AC use, is a primary cause. The "black, fuzzy spots" behind the wardrobe are a classic sign of condensation or a concealed leak from the AC drain line or chilled water pipe, worsened by poor air circulation behind the furniture.

For immediate action, move the wardrobe away from the wall to improve airflow. Wipe the affected area with a solution of diluted white vinegar or a dedicated mold remover, wearing an N95 mask and gloves. However, this is only a surface treatment. The underlying cause is almost certainly a hidden leak or persistent condensation that you cannot address yourself. DIY cleaning will not resolve the problem long-term, and the mold will return.

You should arrange for a professional inspection. A proper assessment will use a moisture meter to find the hidden source of water and a boroscope to look inside the wall cavity if needed. Remediation involves fixing the leak, properly drying the structure, and then treating the mold. For your safety, it is best to sleep in another room until the moisture source is identified and controlled.
