Mold remediation cost for AC leak near toddler?« Back to Previous Page

The AC in our villa in Al Barsha has been leaking a bit and now we’ve discovered a big patch of black mold in the closet on the shared wall. We wiped it with bleach but it came back darker in just a few days. I’m worried about my toddler breathing this in. What’s the realistic cost for professional mold remediation for something like this, and is it a DIY job or should we definitely call someone?

Given the AC leak, location on a structural wall, and rapid regrowth after a bleach wipe, this is a serious moisture issue that requires professional remediation, especially with a toddler in the home. Bleach only removes surface discoloration and does not address the moisture source or the hyphae roots growing within the building materials.

In Dubai's climate, AC leaks are a primary cause of indoor mold because the high external humidity and constant cooling create ideal conditions for condensation and hidden water damage. The mold will continue to return until the AC leak is repaired and all affected porous materials (like drywall or insulation) are properly removed. For a situation involving structural elements and a health concern for a vulnerable occupant, this is not a DIY job.

The cost for professional remediation is variable and depends entirely on the extent of the hidden damage discovered once the wall is opened. It is not a flat fee. The process involves three critical steps: stopping the AC leak at its source, removing and disposing of contaminated materials, and performing a thorough antimicrobial treatment of the area. The final cost is determined by the square footage of affected area, the depth of penetration into the wall cavity, and the labor required for containment to prevent spores from spreading to other parts of the villa during removal.

You should request a detailed on-site inspection and assessment from a company that provides documented lab results. They will use moisture meters and borescopes to gauge the damage behind the wall and provide a scope of work. Always ensure the company follows the IICRC S520 standard for mold remediation; this is the industry benchmark for proper, safe procedures.
