Black grout and smell: professional or handyman fix cost?« Back to Previous Page

The grout between the tiles in my master bathroom in Jumeirah Village Circle has started turning black, and there's a constant damp smell even though I run the exhaust fan. It’s been slowly getting worse since the humidity kicked in a couple of months ago. I tried cleaning it with bleach spray, but it just comes back after a week. For a proper fix, should I just hire a professional cleaning company, or is this something a handyman can handle, and what’s the average cost I should expect for a bathroom this size?

That black grout and persistent damp smell point to active mould growth, likely fed by the high ambient humidity and condensation from showers. Bleach only removes surface discolouration but doesn't address the moisture source or the hyphae (roots) growing within the porous grout.

For a proper fix, this isn't a handyman job. A handyman can re-grout, but if the underlying moisture issue and mould infiltration aren't resolved first, the problem will return. You need a professional assessment to identify if the moisture is purely from condensation or if there's a hidden leak behind the tiles, which is common. In Dubai's climate, inadequate bathroom ventilation is a primary culprit, and simply running a standard exhaust fan often isn't enough to manage the humidity levels.

The remediation process should involve diagnostic moisture meters to check wall cavities, identifying the mould species (as some are more hazardous than others), safely removing the compromised grout, treating the substrate, and then re-sealing with a mould-resistant product. Crucially, they must diagnose your ventilation's effectiveness; the solution may require upgrading to a higher-capacity humidity-sensing extractor fan.

Costs vary significantly based on the extent of the damage and the diagnostic work required. A simple surface clean is on the lower end, while a full remediation involving leak detection, mould removal, and ventilation upgrades is a more comprehensive investment. For an accurate scope and quote, a professional inspection is essential. Look for providers who can explain the science behind their process and offer post-remediation verification, like air quality testing, to confirm the issue is resolved.
