The AC unit in our villa in Jumeirah has been leaking a bit of water onto the carpet in the hallway. Every time I wipe it up, the damp smell comes back within a day, and I’m starting to see tiny black speckles in the corner near the skirting board. I’m really worried this is the start of black mold, especially with the humidity. What’s the most effective way to dry this out and treat it myself before it gets worse?

The damp smell and black speckles you're seeing are a strong indication of mold growth, which is a common result of AC condensate leaks in Dubai's climate. The constant high humidity here allows mold to establish itself quickly. Your priority is to stop the moisture source and dry the area thoroughly.
First, address the leak. Turn off the AC unit at the circuit breaker. The drain line is most likely clogged with microbial sludge, a frequent issue here. Locate the PVC drain pipe exiting the unit or wall. You can attempt to clear it by carefully pouring a mixture of warm water and white vinegar down the access line, but avoid harsh chemicals as they can damage the coil. If the leak persists, the issue may require a technician to fully clear the line or repair the drain pan. For the wet carpet and wall, simply wiping the surface is insufficient. Moisture will have soaked into the carpet pad and possibly the subfloor and drywall behind the skirting board. Move furniture, pull back the carpet if possible, and use high-volume fans and a dehumidifier directly on the area for at least 24-48 hours. The dehumidifier is critical to pull moisture from the air and materials in our humid environment. Once the area is completely dry to the touch and has no damp smell, you can treat the visible mold. Wear an N95 mask and gloves. For a small area, scrub the hard surfaces with a detergent solution. Avoid bleach; it doesn't prevent regrowth and can damage materials. For porous surfaces like the back of the carpet or drywall, if they are stained, the most effective solution is often removal and replacement, as mold roots can penetrate deeply. Given the recurring leak and visible growth, a professional inspection is advisable. They can use moisture meters to confirm the wall and subfloor are dry and perform air or surface testing to identify the mold species and confirm the scope. This is the only way to be certain the problem is resolved, especially with villa AC systems that can harbor growth internally. |
