Can we clean black mold behind vanity or need professional?« Back to Previous Page

Our guest bathroom in our Jumeirah villa has had this damp, earthy smell ever since the heavy fog a couple of weeks ago. I finally pulled back the vanity cabinet today and found a patch of black and green mold spreading on the wall behind the pipes. My husband says we can just clean it, but I'm worried it's more serious. How urgently do I need to call a professional for this, or is it something we can handle ourselves safely?

The damp, earthy smell is a classic indicator of active mold growth, and the location behind the vanity is a common trouble spot in Dubai due to pipe condensation mixing with high ambient humidity. The urgency depends on the size and cause.
For a patch smaller than one square meter (approx. 10 sq ft) and confined to the surface, you may handle it yourself if the source is surface condensation. Wear an N95 mask, gloves, and eye protection. Scrub the area with a detergent solution, not just bleach, which only removes the colour. Fix the moisture source by insulating cold water pipes and ensuring the bathroom's exhaust fan is working properly to reduce humidity. However, professional assessment is strongly recommended. The wall behind the vanity is likely gypsum board (drywall), which is porous. If the mold has penetrated the material or if the wall feels soft, the inner structure is compromised and requires cutting out and replacement. A professional inspection, often including moisture meters, can determine the extent of the damage hidden within the wall cavity. They can also identify if the leak is from a pipe joint rather than just condensation. Given the Jumeirah coastal climate and the persistent smell, the problem is likely more than surface-deep. DIY cleaning often addresses only the visible growth, missing the root moisture issue, which leads to rapid regrowth. A certified inspector can provide a definitive diagnosis and remediation plan. |
