What's the first step to check for a wall leak?« Back to Previous Page

We've lived here for 2 years and just noticed black, fuzzy spots spreading on the wall behind our wardrobe in the master bedroom of our villa in Jumeirah. I’m really worried we have a leak from the recent humidity. What’s the first step I should take to get this professionally checked and treated without getting scammed?

The first step is to identify the moisture source, as treating the mold without fixing the leak guarantees it will return. In a Dubai villa, the most likely culprits are a concealed pipe leak from the ensuite bathroom, condensation from an AC unit's chilled water pipe running inside the wall, or, less commonly, moisture ingress from a poorly sealed window or external wall.

Begin by checking for obvious signs: feel the wall for dampness, inspect the bathroom for loose tiles or cracked grout near the wardrobe wall, and look at the ceiling for any water stains. If you have access to the roof space, check for any leaks from AC drainage lines above that room. Because the growth is behind furniture, it has likely been developing slowly, exacerbated by our high humidity, which allows mold to thrive even on condensation.

For a suspected leak, the most definitive next step is a professional inspection using a thermal imaging camera and a moisture meter. A credible inspector will use these tools to map the exact extent of the moisture behind the wall without causing unnecessary damage. This provides concrete evidence of the leak's location and severity. They should be able to show you the live readings and thermal images, explaining what they indicate.

Be wary of any company that immediately suggests extensive demolition or offers a cheap "spray and wipe" treatment without a diagnostic report. A legitimate assessment focuses on finding the water source first. The Dubai Central Laboratory and Dubai Municipality set standards for indoor air quality and building maintenance; reputable providers align their methods with these guidelines. Once the leak is repaired and the area dried, then a remediation plan for the mold itself can be properly executed.
