How to permanently seal bathroom grout against mold in Dubai?« Back to Previous Page

The grout between the tiles in my master bathroom has been getting these black spots for the past few months, especially behind the toilet and under the sink cabinet. I wipe it down regularly, but the dampness from the showers just doesn't seem to go away. What’s the most effective long-term solution or product available here in Dubai to seal the grout and prevent this mold from coming back?

Bathroom mold in Dubai is primarily driven by high ambient humidity and condensation from temperature differences between air-conditioned rooms and humid air from showers. The black spots in your grout are likely Cladosporium or Aspergillus molds, which thrive in these persistently damp conditions. Simply wiping surfaces doesn't address the moisture penetration into the porous grout, which is why it returns.

For a long-term solution, start by ensuring your bathroom's mechanical ventilation is running effectively during and for at least 30 minutes after showers. The most effective permanent fix involves a two-step process: remediation followed by sealing. The existing mold must be completely removed first, as sealing over it will trap it and allow it to continue growing underneath. For small areas, a dedicated EPA or DHA-approved grout mold remover can be used, but scrubbing can further erode the grout, making the problem worse over time.

Once the grout is completely clean and dry, apply a high-quality, non-toxic penetrating grout sealer. Look for sealers based in the UAE that are specifically formulated for high-humidity environments and are vapor-permeable; this allows moisture from the substrate to escape while preventing surface water from entering. A proper sealant will need reapplication every 1-2 years, depending on usage.

If the mold is widespread, recurring quickly despite cleaning, or has a musty odor, the issue may extend behind the tiles. In such cases, a professional inspection using moisture meters and borescopes is warranted to assess the wall cavity for hidden moisture and mold growth, which no surface treatment can solve. Companies with their own microbiology labs can also take tape lift samples to identify the mold type, which confirms the best treatment protocol.
