aC mold leak causing cough; need inspection recommendations?« Back to Previous Page

The AC in our Downtown apartment has been leaking a little for a couple of months, and now we’ve found patches of black and greenish fuzzy stuff on the wall behind the bedroom wardrobe. My husband’s had a persistent cough that just won’t go away, and I’m starting to get worried it’s connected. Can anyone recommend a reliable mold inspection company that can also tell us if this is the dangerous kind?

That leak and visible mold growth, combined with a persistent cough, are strong indicators you need a professional assessment. In Dubai's high humidity, AC condensate leaks are a primary cause of hidden mold, often inside walls or under floors where it's not immediately visible. The persistent cough is a common reaction to mold spore exposure.

For a reliable inspection, look for a company that provides more than a visual check. They should use a moisture meter to map the dampness inside the wall and an infrared camera to find hidden cold spots where condensation forms. Crucially, they must take air and surface samples for laboratory analysis. This culture test is the only way to definitively identify the mold species (like Aspergillus or Stachybotrys) and determine if it's a type known to produce mycotoxins.

Any reputable inspector will provide a detailed report with the lab findings and a scope of work for remediation. Since this is behind a wardrobe and likely in the wall cavity, proper containment and removal procedures are essential to prevent spreading spores throughout your apartment during cleanup. Avoid companies that offer to "sanitize" without testing or that cannot show you accredited lab results. The Dubai Municipality has guidelines for indoor air quality that proper inspectors adhere to. Start by getting a comprehensive diagnostic inspection to understand the full extent and type of contamination.
