Our master bedroom closet on the outside wall has a faint damp smell, and I just found a few small black speckles in the corner behind my shoe rack. We live in a villa in Jumeirah and it’s been so humid the last few weeks that the walls almost feel cold to the touch. What’s the best way to treat this myself to stop it from spreading, and should I be worried about the AC unit that’s on the other side of that wall?

That black speckle pattern and cold-wall feeling point strongly to surface condensation, not necessarily an AC leak. In Dubai's high humidity, cool interior surfaces like outer villa walls become condensation magnets, creating the dampness mold needs.
First, move the shoe rack and any stored items away from that wall to improve air circulation. Wipe the mold off with a microfiber cloth dampened with a diluted white vinegar solution (one part vinegar to four parts water). Dry the area thoroughly immediately after. A portable dehumidifier in the bedroom, especially with the closet door open, can help reduce the overall moisture level that's feeding this. While this can manage a very small surface issue, the cold wall suggests a persistent problem. The concern is what's happening inside the wall cavity that you can't see. The AC unit on the other side should be inspected to rule out a leaking drain pan or poorly insulated coolant lines, both of which would add significant moisture. For villas, this is a common source of hidden dampness. Given the location and the potential for concealed growth, a professional inspection is advised. They can use a borescope to check inside the wall and take moisture readings to determine the source's severity. This step is crucial because simply cleaning the surface won't stop it if there's a larger hidden issue. |
