Black mold behind wardrobe on damp sea wall? Remove or report?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of these black, speckled patches spreading along the wall behind our bedroom wardrobe. It's on the exterior wall that faces the sea in our Marina apartment, and the area feels slightly damp to the touch. What's the most effective way to get rid of this for good, and is this something I need to call building management about immediately?

Black mold on an exterior wall in a Marina apartment is almost certainly a condensation issue, exacerbated by the sea-facing humidity and year-round AC use. The wall behind the wardrobe is a cold spot where moisture condenses, creating the damp environment mold needs.

You should report this to building management immediately. Under Dubai regulations, the building owner is typically responsible for the structural integrity of the exterior walls and any waterproofing defects that could be causing this. The persistent dampness you feel suggests a potential thermal bridging or insulation issue that they need to address at the source.

For effective, long-term removal, simply wiping it is insufficient. The mold has likely penetrated the porous paint and plaster. The area needs to be properly contained, the moldy material removed or treated with specialized biocides, and the underlying moisture problem resolved. Given the location and spread, a professional inspection is strongly recommended to assess the full extent and identify the precise condensation source.

Before moving the wardrobe back, the wall must be thoroughly dried and repainted with a mold-resistant primer and paint to help prevent recurrence. Ultimately, remediation will fail if the building's moisture issue isn't fixed first.
