AC leak causing black spots and bad smell? Clean or call pro?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in the master bedroom, and now I’m seeing a few small black spots in the corner that have a weird smell. It’s been like this since the humidity really kicked in a couple of weeks ago, and my throat has felt a bit scratchy in the mornings. Is this something I can clean with vinegar myself, or do I need to call a professional company to deal with it?

That water leak and the resulting black spots with a musty smell are a classic sign of active mold growth, and your scratchy throat is a common physiological response. In Dubai's high humidity, AC condensate leaks create the perfect damp environment for mold to flourish on porous materials like carpet and drywall.

For a small spot (under one square foot), a DIY approach with distilled white vinegar can be effective for surface mold. However, if the moisture source from the AC isn't fixed first, it will return immediately. The real concern is what you can't see. Moisture wicks into the carpet underlay and possibly the subfloor, where a larger colony is likely growing out of view.

Given the symptoms and the persistent leak, a professional assessment is strongly recommended. They will use moisture meters to map the full extent of the water damage behind and under the carpet, which is almost always larger than the visible stain. Proper remediation involves extracting water, removing and disposing of contaminated porous materials like wet underlay, and using HEPA-filtered air scrubbers to capture spores during the process.

Simply spraying the surface without addressing the hidden moisture and biomass is ineffective. For verifiable results, the company should provide before-and-after documentation, such as moisture readings and ideally air or surface sample lab reports, to confirm the environment has been returned to a healthy state. Start by having an AC technician repair the leak, then get a mold assessment for the affected room.
