Are AC mold symptoms our responsibility or management's?« Back to Previous Page

Our bedroom AC unit in our Jumeirah apartment has been leaking a bit for a couple of months, and now we've noticed black spots around the vent on the wall. Lately, my husband and I have both been waking up with stuffy noses and sore throats that clear up after we leave for work. Could this mold from the AC be causing these allergy-like symptoms, and who is responsible for getting it cleaned, us or the building management?

The black spots around your AC vent are almost certainly microbial growth, and your symptoms are a common reaction to the spores being circulated. Dubai's high humidity and year-round AC use create ideal conditions for mold in leaking units, where condensation provides constant moisture.

In Dubai apartments, responsibility depends on the leak's source. The internal unit, including the drip pan and drainage lines within your apartment, is typically the tenant's responsibility to maintain. However, if the leak originates from the main chilled water supply line, the building's central AC system (chiller), or a structural issue in the wall, it falls to building management. A persistent leak for months suggests a clogged condensate drain line or faulty installation, which is likely your responsibility to address with a technician.

You should first report the issue in writing to your building management or owner. They can confirm if the fault is in the central system. For any internal unit issue, you will need to hire an HVAC specialist to repair the leak and a specialized cleaning service to address the mold. Simply wiping the visible spots is insufficient; the internal coil and drip pan require professional cleaning to stop spore circulation. Given your health symptoms, a post-cleaning surface or air test can verify the allergen load has been reduced.
