How to get a mold inspection for AC and villa?« Back to Previous Page

The AC in our Jumeirah villa has been blowing out this weird, damp smell for a couple of weeks now, and I just pulled the couch away from the wall to find a huge patch of black mold hidden behind it. We’ve had the AC running constantly to fight the humidity. What’s the first step I should take to get a proper mold inspection done here, and how do I make sure they check the AC unit itself?

First, turn off the AC unit to prevent it from distributing spores further. The combination of high Dubai humidity and constant AC operation creates significant condensation, which is a primary cause for the mold growth you're seeing.

For a proper inspection, engage a professional service that includes both surface sampling and air quality testing. This is a serious case given the visible growth and the musty smell from the AC, indicating a systemic issue. The inspection must cover the entire property, not just the visible spot. A thorough provider will use a borescope to inspect inside your ductwork and the internal evaporator coils of the AC unit, which are common mold reservoirs. They should also take air samples from different rooms and a control sample from outside to compare spore counts.

Ensure the company you hire provides a detailed report with lab results from a certified microbiology lab, identifying the types of mold present. This is critical for determining the health risk and planning the correct remediation strategy. In the UAE, reputable inspectors often hold certifications like IICRC or follow guidelines from entities like the Dubai Municipality. Avoid companies that offer immediate cleaning without first providing diagnostic evidence; the inspection and remediation should be separate processes. After inspection, they should outline a clear scope of work for remediation, which will likely involve addressing the moisture source, cleaning the AC system, and treating the affected building materials.
