AC leak causing black mold: minor fix or major expense?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water into the closet in our master bedroom, and now I’m seeing these black splotchy patches spreading on the wall behind the clothes. We’re in a villa in Arabian Ranches and I’m worried it’s gotten worse since the weather got more humid. For a problem like this, are we talking a few hundred dirhams for a small fix, or is this a major job that requires a professional team and costs thousands?

That black splotchy pattern is a classic sign of a mold colony, and the AC leak provides the constant moisture it needs to thrive. Given Dubai's high humidity, especially during summer, this situation will only worsen until the moisture source is fixed.

The cost and scope depend entirely on two factors: the extent of the water damage inside the wall and the size of the mold colonization. A small, surface-level patch on drywall might be addressed by stopping the leak, replacing a small section of wall, and treating the immediate area. However, if the leak has been ongoing, the insulation and framing within the wall cavity could be saturated and heavily contaminated, requiring a more extensive remediation to prevent structural issues and respiratory health risks.

For any visible growth beyond a very small area (larger than a square meter), a professional inspection is strongly recommended. They will use moisture meters and borescopes to assess the damage inside the wall without unnecessary demolition. Reputable firms in Dubai should be able to provide a clear scope of work and quote based on that assessment.

The critical first step is to stop the AC leak immediately; have an HVAC technician address the clogged drain line or faulty installation causing the drip. Do not attempt to clean the mold with bleach, as it will not address the root moisture problem and can exacerbate spores. Until assessed, it's wise to isolate the area and avoid disturbing the spores.
