My ensuite bathroom in my Jumeirah Village Circle apartment has a persistent black mold problem in the grout between the tiles, especially behind the toilet. It comes back just a few weeks after I scrub it off, even though I run the exhaust fan during showers. I think the humidity here is just a constant battle. What’s the most effective long-term sealant or anti-mold product I can use on the grout to finally stop this cycle?

Persistent black mould in bathroom grout is a direct result of Dubai's high ambient humidity, which creates a constant source of moisture that cleaning alone can't address. The most effective long-term solution is a two-part process: remediation followed by the right sealant.

First, the existing mould must be professionally removed. Scrubbing it only disturbs the surface, leaving the root structure (hyphae) deep within the porous grout to regrow. A proper remediation involves applying a specialised biocide to kill the organism at its root before a thorough clean.

For the sealant, you need a penetrating, epoxy-based grout sealer, not a standard surface seal. Epoxy seals are non-porous and create an impermeable barrier that prevents moisture from being absorbed into the grout itself, which is the mould's food source. Look for products specifically labelled as "mould-resistant" or "epoxy grout sealant." Standard silicone around the base of the toilet and shower is also critical, as it seals the joint between the fixture and the tile.

However, the sealant is your last line of defence. The primary issue is excess humidity. Your exhaust fan may not be powerful enough for the room's size or may be venting improperly. It should run for at least 30 minutes after a shower. Wiping down wet surfaces immediately after use is also essential. If the mould is this recurrent, a professional inspection can identify if there's a hidden leak behind the toilet seal or within the wall, which is a common issue in apartments and requires a different fix entirely.
