How to fix AC leak and clean black mold in closet?« Back to Previous Page

The AC in my bedroom closet has been leaking a little for a couple of months, and now I’ve found black spots spreading on the back wall and our stored clothes. We’re in a villa in Jumeirah and I’m worried the humidity is just making it worse every time the unit kicks on. What’s the most effective way to clean this myself and what should I do to the AC unit to make sure it never happens again?

The black spots are likely mold from the persistent moisture, and Dubai's high humidity is accelerating its growth. For a small area (under 1 square meter), you can clean it yourself with a solution of white vinegar or a dedicated mold remover, wearing an N95 mask and gloves. Immediately discard any moldy porous materials like cardboard boxes or severely affected clothes, as the spores are deeply embedded.

The AC leak is the root cause and must be fixed to prevent recurrence. The most common culprits are a clogged condensate drain line or a damaged drain pan. Turn off the unit's power, locate the drain pipe (typically a white PVC pipe), and check for blockages. You can attempt to clear it with a wet/dry vacuum or by flushing it with a vinegar solution.

However, given the leak has persisted for months and mold is present inside the wall cavity behind the unit, a professional inspection is strongly advised. The internal ductwork and evaporator coil may also be contaminated, which requires specialized equipment to clean properly. For a villa in Jumeirah, the high ambient humidity means any residual moisture will cause the mold to return. A certified technician can resolve the leak, assess the full extent of the mold growth hidden from view, and ensure the system is thoroughly dried and treated. This is the only way to guarantee it doesn't happen again.
