The AC in our villa in Mirdif seems to be constantly leaking, and now we’re finding black spots on the wall behind the curtain in the master bedroom. We had the AC unit serviced, but the humidity is just relentless. What’s the best long-term way to treat this mold and stop it from coming back for good?

Permanent resolution requires fixing both the condensation leak and the resulting mold contamination. The constant humidity in Dubai, especially during summer, means AC units must work harder and produce more condensate; a blocked drain line or misaligned drain pan is the most common cause of the leak you describe. Simply servicing the unit often doesn't address the drainage fault.

For the leak, a technician must physically inspect the drain pan, ensure it's correctly sloped, and use a vacuum to clear the PVC drain line of the biological sludge that causes blockages. They should confirm water flows freely after cleaning. For villas, also check that the drain line terminates correctly away from the foundation.

The black spots on the wall indicate the leak has soaked the drywall, and mold is growing inside the cavity. Surface cleaning is insufficient. The affected section of drywall likely needs to be cut out and replaced after the area is fully dried, as the mold roots (hyphae) penetrate deep into the porous material.

To stop recurrence, first ensure the AC leak is彻底 resolved. Then, manage the indoor humidity. Run your AC consistently, even when out, to maintain a dry environment.
